It's hard to know how many showings you should be getting. It differs based on your home—is it a high-demand home in the suburbs or a 55+ community with an outdated condo? It depends on the supply of homes in your neighborhood and buyer demand for your home. 

Rest assured, I can help with my 25+ years of San Diego homeselling experience and give you guidelines below. 

What's Your Home Worth Today?
 

Here's a rule of thumb: 
  • You want to get 3-5 showings your first week.
  • Then 2-3 showings each week thereafter. 
  • Once you hit ten showings, you should get a sincere offer.
  • If you're getting showings and don't have an offer in the first three weeks, your home is likely overpriced by 1-3%. 
  • If you have no showings and no offers, your home is likely overpriced by 5-10%.
Culprits of low showings and no offers: 
  • The price is too high
  • Not available to show daily
  • Tenants uncooperative or not available for occupancy at closing
  • Pets, Clutter, and Deferred maintenance turn off potential buyers. 
  • No open house for public to get on buyer's radar and see the home 
  • Too many competing homes relative to buyer demand
  • Your home can't be financed with all available loan programs, such as FHA, VA, Non-QM, Fannie Mae, and Freddie Mac.  
  • Not marketed properly
  • Not open to buydown 1/1, 2/1, 3/1 programs to get lower loan payments like new home builders
  • Not cooperating with buyer's agents (no coop fee or too low a coop fee). 
  • Not on the correct MLS, Not on multiple MLS's
  • Not syndicated to Zillow, Redfin, Realtor.com, ColdwellBanker.com, Remax.com, Homes.com, and others.
