Two things San Diego Homesellers get bad advice about.

What are the two most common areas where sellers get bad advice?
This advice costs San Diego home sellers thousands of dollars every year. 

Timing and Pricing. Let's look at timing. They wait too long to get their homes on the market. They confuse the best time to sell (close of escrow) with when to start (put your home on the market).
 


But good-intentioned sellers wait to start and put their home on the market in May or June. They end up selling in August or September. That's too late in the season to get the highest price.

The best months to sell (close escrow) are April, May, and June. By sell, they mean closing, not putting your home on the market.


 

So, how much lead time do you need to sell in April, May, and June?


 

It takes 30-45 days to find a buyer and 30 days to close escrow. That means you should allow 75 days before closing to start.


 

If you need more time to move out, consider a seller's rent back.

 


The bottom line is, leave plenty of runway if you're considering selling your home.
